Hard surfaces, done right

Pressure Washing in Lapel & Central Indiana

Your driveway used to look like this. It still can.

Concrete driveways, patios, sidewalks, and pool decks lose their color to years of grime, algae, and tire marks. We bring it back with the right pressure for the surface, no streaking, no cracked concrete, just clean.

Concrete, driveways & hardscapes

The right pressure for the surface, every time

Pressure washing is high-pressure water, usually 2,500 to 3,500 PSI, run through a surface cleaner attachment that spins two jets in a flat, even pattern across the concrete. That even pattern matters: a wand held by hand at the wrong angle leaves visible zebra stripes in the finish. Concrete can take that pressure because it's hard and non-porous, which is exactly why we never use this method on siding, roofs, or wood, those need a soft wash instead.

Poured concrete, stamped concrete, exposed aggregate, and paver patios all clean up differently. Stamped and aggregate surfaces have more texture to trap dirt and need a slower pass; plain broom-finish concrete cleans faster. Oil stains, rust spots, and tire marks get a degreaser pre-treatment before we ever turn on the machine, which lifts far more than pressure alone ever would.

Central Indiana's two busiest pressure washing seasons are spring, when winter road salt residue and pollen have built up a dull film, and fall, before leaf tannins stain concrete for the whole winter. We do avoid deep-winter washing when temperatures hover near freezing, since water can work into small existing cracks and refreeze; a 40°F day or warmer is the safer call.

What a pressure washing visit looks like

Three passes, one clean result

1

Pre-Treat

Oil, rust, and tire marks get a degreaser first so the wash actually lifts them instead of just wetting them down.

2

Even Surface Pass

The surface cleaner attachment covers every square foot at the same pressure and distance, so there's no patchy or striped finish.

3

Edge & Detail Work

Corners, expansion joints, and edges along garage doors and landscaping get hand-finished where the machine can't reach evenly.

Pressure washing questions

What homeowners ask before we start

Not when it's done right. We match the PSI to the surface, use a surface cleaner attachment for even coverage, and keep the wand at a safe distance and angle on older or already-cracked concrete. High pressure is safe for driveways and patios; it's siding, roofing, and soft wood that need the low-pressure soft wash treatment instead.
Most of the time, yes. We pre-treat oil, rust, and tire marks with a degreaser before washing, which lifts the majority of it. Deep-set oil stains that have soaked into old, porous concrete for years may lighten significantly rather than disappear completely, and we'll tell you honestly what to expect before we start.
For most concrete we run in the 2,500 to 3,500 PSI range with a surface cleaner, which is enough to strip grime and algae without pitting the concrete. Going higher than that risks etching the surface; going lower just means we're there longer for the same result. It's less about one magic number and more about matching pressure, nozzle, and distance to what's underneath the dirt.
You can usually walk and drive on a freshly pressure-washed driveway the same day once it looks dry to the eye, though we recommend giving it a full day if you can. If you're having it sealed afterward, the concrete needs to fully dry through, typically 24 to 48 hours depending on humidity, which is exactly why we offer washing and sealing as one job.
